BARN CONVERSION IN AN AGLV

AJ Design has successfully obtained planning permission to extend and convert a barn located in an Area of Great Landscape Value (AGLV).


Although the barn previously had planning approval to extend and convert, the approved extension was just
single storey with a very small footprint.
We have managed to obtain consent for a two storey extension, which provides nearly five times more floor
space than the previously approved extension and is actually larger than the barn itself.


Whilst the original barn will be kept traditional with stone walls, slate roof and timber windows the extension will be clad totally with black corrugated steel sheets and have
modern aluminium windows.


In summing up the application the planning
officer commented:

- whilst the extension would still appear a large addition to   the simple barn, the reduction in size would appear a   subservient addition to the barn

- the extension will be attached to the barn via a
  single storey link. The proposal would result in a
  form of development that clearly differentiates
   from the old and new

- the materials of the barn would appear
  agricultural in appearance thus blending
  with rural appearance of the area

- the site sits within an Area of Great Landscape Value
  (AGLV) and the protection of the landscape
  character is of particular importance.
  The proposals will incorporate materials to blend with not   only the existing barn but the surrounding area.
  The barn and extension will not appear at odds or out of   context with the rural nature of the area


The site is quite remote and despite a convenient nearby
gas trunk main, the nearest suitable water and electricity supplies are over a mile away. The permission also includes
a bore hole and a large ground mounted solar pv array,
together with a detached plant room building to
house the water storage tank and solar batteries.
